Demolition in Collier County, from the Gulf shore to the Estates

One county, very different ground: surge-prone shoreline, canal lots, septic-and-well acreage and farm town streets. Each has its own permit office, flood rules and wildlife questions. We resolve those before writing a quote, and no job is too small or too large to price.

  • General contractor licensed in Florida
  • Any job gets priced, large or small
  • Romco files your permit as contractor on record
  • Abatement done by licensed firms we schedule

Why it goes wrong here

Collier County is several jobs in one

A tear-down in Naples, a seawall lot on Marco Island and a trailer in Immokalee share a county line and little else. The rules that matter change with the address.

Waiting periods that are written down

Naples can hold a demolition permit for a contributing building in its historic district for 180 days, and it releases other permits 14 days after neighbors are notified. We read the clock before we promise a start.

Water on both sides of the lot

Hurricane Ian put nearly 12 feet of surge into the county, and Marco Island sits among miles of canals. Dewatering, which Romco self-performs, and shoring come up often.

Septic tanks and wells in the Estates

Many rural lots have no sewer. A septic system that comes down with the house needs its own abandonment permit from the Health Department, and we schedule it as part of the file.

Wildlife on the parcel

Panther range, gopher tortoise burrows and wetlands can limit what a machine may touch. We read the parcel record and ask before clearing, not after.

What we quote

Any type of demolition, including

From a flooded ranch house in Naples to a trailer on an Immokalee lot. Have something else in mind? Tell us what it is and we will price it.

How a job runs

Six steps, in this order

  1. Send the address and the scope

Ring us or use the quote form, and attach photos or drawings if you have them. Give the area, what has to go and what has to stay.

  2. We walk the site

We visit the lot and look at the building, the utility connections, septic or sewer, the flood zone, how machines and trucks will get in, and the neighbors.

  3. Written scope and quote

A written quote lists what comes out, what is shielded, and what leaves by truck. Anything that depends on a survey is marked.

  4. Surveys, permit and disconnects

Required asbestos testing, utility shutoffs and septic abandonment happen here, and the permit goes to the office that covers your parcel.

  5. Demolition and haul-off

The crew follows the agreed order of work. Debris is taken to permitted facilities, and load records are kept.

  6. Final inspection

The permit is closed by the building department after its last inspection, leaving a clear lot or the shell you requested.

Questions

Before you call

What goes into the cost of a demolition?

A quote comes after we visit the property, or after we review photos and drawings that show enough. The price follows the building's materials and height, the asbestos survey, utility and septic work, how machines reach the lot, what stays, and where the debris goes. We do not publish prices, because two lots that look alike seldom cost alike.

Is there a size limit on the jobs you price?

No limit. Sheds, pools, slabs and single walls get a quote, and so do whole buildings, selective or structural. Describe what stands on the lot and what must stay, and the price follows that description.

Do I need a permit to demolish in Collier County?

Almost always, for anything structural. The office depends on the address: the City of Naples and the City of Marco Island run their own building departments, while Collier County permits the unincorporated areas and handles building services for Everglades City. If Romco is hired, we assemble and file the application as contractor of record and book each inspection through the last one. Check the requirements with the office that covers your parcel.

What is done about asbestos before a demolition?

Testing comes first, by an independent licensed consultant, since the federal asbestos rule wants a thorough inspection ahead of a regulated demolition. Naples and Marco Island both say a survey is filed with the state environmental agency where asbestos is present. When material is found that the job would disturb, a licensed abatement firm takes it out. We schedule the two visits but never perform abatement.

How long until work can begin?

That cannot be answered honestly before the facts are in. The start moves with permit review at your office, notice periods like the fourteen days Naples gives neighbors, historic review, utility and septic paperwork, asbestos findings and the weather. We hand you the order of work, with each dependency named, once those are known.

Is Romco Builders licensed?

Yes. Romco Builders is a Florida-licensed general contractor with headquarters in Fort Lauderdale. Some tasks need a license or permit of their own, among them asbestos abatement, electrical disconnects, septic abandonment and tree removal. Those go to the firms or agencies with that authority, and we fit them into a single schedule.

What happens to a septic tank when the house comes down?

It is abandoned, not simply left. When a septic system comes down with the house, the Florida Department of Health in Collier County, which handles septic permitting, issues an abandonment permit. Marco Island asks for that permit before its demolition permit issues. We schedule it into the job.

Where does the rubble end up?

Licensed disposal or recycling facilities take it, after it has been sorted and loaded. Concrete and metal are usually pulled from the mixed pile first. If there is asbestos waste it moves on its own with the abatement firm under separate rules. Hauling gets its own line in the quote.

Where in the county do you take jobs?

Anywhere: Naples and its neighborhoods, Marco Island, Isles of Capri, Goodland, Chokoloskee and Everglades City, Golden Gate Estates, Immokalee and Ave Maria. Fort Lauderdale is our base. Permit offices each publish a separate checklist, and your parcel's is the one we work from.

Is it possible to remove one part while the rest stays occupied?

Frequently. The plan is built around the part that stays: an engineer designs shoring wherever structure comes out, dust and debris are sealed off from the occupied side, and hours are set with the owner or association. All of that is written down before the first wall is opened.
