Accessory structure demolition in Collier County

Accessory structures are the smaller buildings on a lot: lanais, pool cages, detached garages, sheds, docks and boathouses. Size is no guide to paperwork: the questions asked of a house apply to these as well.

A single-story house with a red tile roof, a screened pool cage and a boat lift on a canal under a large cloudy sky.

In Collier County the most common are screened lanais and pool cages. They are light, but they tie into the roof, slab or deck of the main building, and a careless removal can tear flashing or crack a slab edge. They come off in the reverse order they went up, and the edge is repaired.

Docks and boathouses sit under their own approvals. Canal lots on Marco Island or the Isles of Capri add another layer. A structure over the water can bring marine and environmental sign-offs beyond the building permit, and we find out which before we quote.

Older accessory buildings often have thin paperwork. A shed may sit over a utility line, and a garage may have been wired by someone long gone, so the lines are traced first.

Photos, the structure's position on the lot and the parcel number let us confirm the approvals and write the scope.

Order of work

  1. Lot visit, identifying what the structure is attached to
  2. Check with the permit office on permits and other approvals
  3. Electric and water disconnect by the licensed trades
  4. Detaching of the structure from the main building
  5. Takedown and sorting of debris
  6. Haul-off and clearing of the area
  7. Repair of the main building's edge, as scoped

Common snags

What tends to hold these jobs up, and our answer to each

Ties to the main building

Lanais and cages attach to roofs and slabs. They are separated without damaging the house.

Structures over water

Docks and boathouses may need marine approvals. We confirm before pricing.

Wiring and lines nobody recorded

Older sheds and garages hide lines. Licensed trades disconnect them.

Small lots

Small yards leave little room for machines and dumpsters. Access is planned and hand work fills the gaps.

Where our role ends

Anything over or in the water needs separate marine filings. Electrical disconnection falls to an electrician. The office covering the parcel rules on whether a small structure needs a permit.

Questions

About accessory structure demolition

Can a pool cage be removed without damaging my house?

Usually. It is detached carefully from the roof or slab and the edge repaired. If it shares structure with the house, we shore and separate first.

Do I need a permit to remove a shed or garage?

Sometimes. It depends on size, construction and the office. We confirm it before pricing.

What goes into the cost of a demolition?

A quote comes after we visit the property, or after we review photos and drawings that show enough. The price follows the building's materials and height, the asbestos survey, utility and septic work, how machines reach the lot, what stays, and where the debris goes. We do not publish prices, because two lots that look alike seldom cost alike.

Is there a size limit on the jobs you price?

No limit. Sheds, pools, slabs and single walls get a quote, and so do whole buildings, selective or structural. Describe what stands on the lot and what must stay, and the price follows that description.

Is Romco Builders licensed?

Yes. Romco Builders is a Florida-licensed general contractor with headquarters in Fort Lauderdale. Some tasks need a license or permit of their own, among them asbestos abatement, electrical disconnects, septic abandonment and tree removal. Those go to the firms or agencies with that authority, and we fit them into a single schedule.

Start to finish

Six stages in a fixed order

  1. Send the address and the scope

Ring us or use the quote form, and attach photos or drawings if you have them. Give the area, what has to go and what has to stay.

  2. We walk the site

We visit the lot and look at the building, the utility connections, septic or sewer, the flood zone, how machines and trucks will get in, and the neighbors.

  3. Written scope and quote

A written quote lists what comes out, what is shielded, and what leaves by truck. Anything that depends on a survey is marked.

  4. Surveys, permit and disconnects

Required asbestos testing, utility shutoffs and septic abandonment happen here, and the permit goes to the office that covers your parcel.

  5. Demolition and haul-off

The crew follows the agreed order of work. Debris is taken to permitted facilities, and load records are kept.

  6. Final inspection

The permit is closed by the building department after its last inspection, leaving a clear lot or the shell you requested.
