Golden Gate Estates, Collier County

Demolition in Golden Gate Estates

Golden Gate Estates was sold lot by lot by the Gulf American Land Corporation, and some buyers saw their land only from the air in the dry season. Decades later, the wetlands those buyers could not see are the first thing a demolition has to respect.

The Estates have little central water or sewer. Houses run on private wells and septic tanks. The rules are now the Florida Department of Environmental Protection's (Rule 62-6), and the Florida Department of Health in Collier County still handles the permits locally. When a house on a septic system comes down, the tank has to be abandoned under a Florida Department of Health permit, not simply left in the ground. We locate the well and the tank before any machine moves, because neither shows on a survey.

A system of drainage canals, including the Faka Union, was dug in the late 1960s and early 1970s. A study estimated it drains the area sixteen times faster than before and shortened the wet season in nearby wetlands by two to four months. Land that looks dry may still be protected wetland, and building or clearing on it can need state permits. A wetland determination should come before any clearing plan.

The county's vegetation removal permit application says the building permit for a house allows one acre of clearing, and that clearing more for permitted accessory uses, or clearing native vegetation for a perimeter fence, takes a vegetation removal permit. On a large lot those limits come up quickly, and so do gopher tortoise burrows. We check both before the crew arrives.

What we quote in Golden Gate Estates

Demolition work we quote in this area

Start to finish

Six stages in a fixed order

Romco Builders is a licensed Florida general contractor, headquartered in Fort Lauderdale. These stages apply whether the job is a small shed or a large building.

  1. Send the address and the scope

Ring us or use the quote form, and attach photos or drawings if you have them. Give the area, what has to go and what has to stay.

  2. We walk the site

We visit the lot and look at the building, the utility connections, septic or sewer, the flood zone, how machines and trucks will get in, and the neighbors.

  3. Written scope and quote

A written quote lists what comes out, what is shielded, and what leaves by truck. Anything that depends on a survey is marked.

  4. Surveys, permit and disconnects

Required asbestos testing, utility shutoffs and septic abandonment happen here, and the permit goes to the office that covers your parcel.

  5. Demolition and haul-off

The crew follows the agreed order of work. Debris is taken to permitted facilities, and load records are kept.

  6. Final inspection

The permit is closed by the building department after its last inspection, leaving a clear lot or the shell you requested.

Questions

Demolition in Golden Gate Estates

Do I need a wetland check before clearing a lot in Golden Gate Estates?

It is wise. Lots that look dry can hold protected wetlands, and clearing them can need state permits and mitigation. A wetland determination tells you what the lot allows before a machine is booked.

What goes into the cost of a demolition?

A quote comes after we visit the property, or after we review photos and drawings that show enough. The price follows the building's materials and height, the asbestos survey, utility and septic work, how machines reach the lot, what stays, and where the debris goes. We do not publish prices, because two lots that look alike seldom cost alike.

What is done about asbestos before a demolition?

Testing comes first, by an independent licensed consultant, since the federal asbestos rule wants a thorough inspection ahead of a regulated demolition. Naples and Marco Island both say a survey is filed with the state environmental agency where asbestos is present. When material is found that the job would disturb, a licensed abatement firm takes it out. We schedule the two visits but never perform abatement.

How long until work can begin?

That cannot be answered honestly before the facts are in. The start moves with permit review at your office, notice periods like the fourteen days Naples gives neighbors, historic review, utility and septic paperwork, asbestos findings and the weather. We hand you the order of work, with each dependency named, once those are known.
