Selective demolition in Collier County

Selective demolition takes away one piece of a building and leaves the rest alone. In Collier County the piece is often a screened lanai, a pool cage, a tired addition or a section a storm left unsafe.

A multistory building with its outer walls gone, leaving exposed floor slabs, columns and hanging rebar.

The risk sits where old meets kept. A lanai roof may share a beam with the main house, a pool cage may be bolted to a slab that stays, and an addition may carry a plumbing line the original building depends on. Every connection gets traced before the first cut, and where structure comes out an engineer designs the temporary support.

Storm repairs add a question the building official answers. When the cost to repair a flood-zone structure reaches half its value, the building must meet current flood rules, and removing a failed section can change how that comparison is made. We supply the scope and the cost figures; the office does the counting.

Summer rain does not wait. Once a roof line is open, the building needs a weatherproof closure the same day, so the temporary cover is scheduled as part of the cut itself.

Photos, a sketch marking what leaves, and any drawings of the original are what we ask for. Removal and protection are priced as two lines, so each is visible.

Order of work

  1. Marking the line on site between what leaves and what stays
  2. Tracing how the two parts are tied together, with drawings and an engineer where needed
  3. Asbestos survey of the part being removed
  4. Design of temporary support and weather closure
  5. Permit application to the office that covers the parcel
  6. Removal in sequence, with the remaining structure protected
  7. Sealing of the new edge and hand-over of the opening

Common snags

What tends to hold these jobs up, and our answer to each

Beams and slabs that serve both sides

Parts that look separate often share a beam, slab or footing. We confirm the load path and shore it before cutting.

Lines running through the removed part

Plumbing, conduit and condensate drains can pass through the section being taken out. Licensed trades reroute or cap them first.

An open building in rainy season

A cut roof line lets water in fast. The temporary closure goes up with the cut.

How the office counts the work

Whether the removal counts toward a flood-zone threshold is the building official's decision. We bring the figures it asks for.

Where our role ends

Temporary shoring is designed by an engineer. Electrical and plumbing rerouting belong to licensed trades. The building official, and not the contractor, decides how repair costs are measured against a building's value.

Questions

About selective demolition

Can I remove a pool cage or lanai without touching the house?

Often, once we know how it attaches. Where it shares a beam or slab with the main building, we separate it with care and repair the edge.

Does a partial demolition need a permit?

Usually, when structure, plumbing or electrical is involved. Each office sets its own rule, and we check before we price.

What goes into the cost of a demolition?

A quote comes after we visit the property, or after we review photos and drawings that show enough. The price follows the building's materials and height, the asbestos survey, utility and septic work, how machines reach the lot, what stays, and where the debris goes. We do not publish prices, because two lots that look alike seldom cost alike.

Is there a size limit on the jobs you price?

No limit. Sheds, pools, slabs and single walls get a quote, and so do whole buildings, selective or structural. Describe what stands on the lot and what must stay, and the price follows that description.

Is Romco Builders licensed?

Yes. Romco Builders is a Florida-licensed general contractor with headquarters in Fort Lauderdale. Some tasks need a license or permit of their own, among them asbestos abatement, electrical disconnects, septic abandonment and tree removal. Those go to the firms or agencies with that authority, and we fit them into a single schedule.

Start to finish

Six stages in a fixed order

  1. Send the address and the scope

Ring us or use the quote form, and attach photos or drawings if you have them. Give the area, what has to go and what has to stay.

  2. We walk the site

We visit the lot and look at the building, the utility connections, septic or sewer, the flood zone, how machines and trucks will get in, and the neighbors.

  3. Written scope and quote

A written quote lists what comes out, what is shielded, and what leaves by truck. Anything that depends on a survey is marked.

  4. Surveys, permit and disconnects

Required asbestos testing, utility shutoffs and septic abandonment happen here, and the permit goes to the office that covers your parcel.

  5. Demolition and haul-off

The crew follows the agreed order of work. Debris is taken to permitted facilities, and load records are kept.

  6. Final inspection

The permit is closed by the building department after its last inspection, leaving a clear lot or the shell you requested.
