Bayshore and Gateway Triangle, Collier County

Demolition in Bayshore and Gateway Triangle

The Bayshore Gateway Triangle is a community redevelopment area that Collier County created in 2000 to address blight. It lies in unincorporated East Naples, so the county, not the City of Naples, permits a demolition there.

Older cottages and newer stilt homes stand on the same blocks here. That mix is the point: the older buildings are where demolition tends to start. The area is also marketed as the Bayshore Arts District, with a county redevelopment plan updated in 2019.

A redevelopment area can add a layer of review that an ordinary neighborhood does not have. If the parcel is split into smaller lots for new homes, listings note that the existing buildings must come down before the new parcel numbers are assigned. We recommend asking the county's redevelopment staff what applies to your lot before you plan the sequence.

East Naples lots near the bay sit in mapped flood zones, and a new house will follow today's elevation standards. We start with a walk of the lot and a review of the zone, then price the removal.

Demolition work we quote in this area

Start to finish

Six stages in a fixed order

Romco Builders is a licensed Florida general contractor, headquartered in Fort Lauderdale. These stages apply whether the job is a small shed or a large building.

  1. Send the address and the scope

Ring us or use the quote form, and attach photos or drawings if you have them. Give the area, what has to go and what has to stay.

  2. We walk the site

We visit the lot and look at the building, the utility connections, septic or sewer, the flood zone, how machines and trucks will get in, and the neighbors.

  3. Written scope and quote

A written quote lists what comes out, what is shielded, and what leaves by truck. Anything that depends on a survey is marked.

  4. Surveys, permit and disconnects

Required asbestos testing, utility shutoffs and septic abandonment happen here, and the permit goes to the office that covers your parcel.

  5. Demolition and haul-off

The crew follows the agreed order of work. Debris is taken to permitted facilities, and load records are kept.

  6. Final inspection

The permit is closed by the building department after its last inspection, leaving a clear lot or the shell you requested.

Questions

Demolition in Bayshore and Gateway Triangle

Is the Bayshore Gateway Triangle inside the City of Naples?

No. It is a county redevelopment area in unincorporated East Naples, so Collier County handles the permit. Check the parcel record to be sure of the boundary.

What goes into the cost of a demolition?

A quote comes after we visit the property, or after we review photos and drawings that show enough. The price follows the building's materials and height, the asbestos survey, utility and septic work, how machines reach the lot, what stays, and where the debris goes. We do not publish prices, because two lots that look alike seldom cost alike.

What is done about asbestos before a demolition?

Testing comes first, by an independent licensed consultant, since the federal asbestos rule wants a thorough inspection ahead of a regulated demolition. Naples and Marco Island both say a survey is filed with the state environmental agency where asbestos is present. When material is found that the job would disturb, a licensed abatement firm takes it out. We schedule the two visits but never perform abatement.

How long until work can begin?

That cannot be answered honestly before the facts are in. The start moves with permit review at your office, notice periods like the fourteen days Naples gives neighbors, historic review, utility and septic paperwork, asbestos findings and the weather. We hand you the order of work, with each dependency named, once those are known.
